Creating a vibrant, walkable, sustainable community and commercial corridor in Campello
The Campello neighborhood is centered on Route 28, which links Brockton’s downtown with West Bridgewater. While Campello is the gateway between Brockton and West Bridgewater, that gateway is primarily auto-dependent, and includes both strip shopping centers and auto uses.
The City of Brockton is identifying reinvestment and development strategies to invigorate the local economy and revitalize community assets of the Campello Neighborhood. Strategies include introducing new land-use types that increase density and diversity of use, amending existing zoning, and using development models like TransitOriented Development (TOD) to expand the commercial and residential offering and improve transportation infrastructure for pedestrians.
Based on the recommendations of the 2018 Campello Visioning report and “do it now” components identified by the Brockton Campello Partnership at their September meeting: redevelopment opportunities and zoning changes to facilitate the appropriate mix of land use for a transit-oriented village within a larger city. This project will also identify community-led ideas and develop strategies for building a network of support to ensure that the primary beneficiaries of this work are the people who live in the Campello neighborhood now

Guiding the Future of Campello

As the first workshop of this series we will be focusing on the Land Uses of the district. Our goal is to understand existing land use in Campello as well as what you would like the future land use to look like.
We had over 25 people in attendance for this workshop where our team presented initial research and observations before engaging the attendees in a series of interactive activities.

Supporting Economic Growth

For the second community workshop of this series our focus was on Supporting Economic Growth within the district.
The goal of this workshop was be to hear what sustainable economic growth looks like to you and identify how to support businesses and entrepreneurs.
While there were fewer attendees than the first workshop we still got excellent input from those who attended through an open house format at 5 stations designed to help us hone in on specific feedback we heard in the Land Use workshop.

Design Principles

Please join us for the third workshop of this series focusing on the Design of the district.
We will be collecting your input about Urban Design principles, how they related to public and private spaces, and what you envision the Campello Neighborhood looking like.
We had over 27 people in attendance for this workshop where our team presented board in an open house format that highlighted research and observations before engaging the attendees in a series of interactive activities. Re-Zoning

Please join us for the fourth workshop of this series focusing on Zoning within the district. Free Pizza and Cookies provided!
The team discussed the proposed changes to zoning based on community feedback received in the previous workshops, the assets, and challenges that may be affected by new zoning, as well as the critical next steps for the process.
The consultant team facilitated four stations, each with the same map and conversation prompts, linked here. The intention was to hone in on what we previously heard and to answer a series of questions to support the zoning recommendations.

2018 Campello Visioning Report
Based on the recommendations of this 2018 Campello Visioning Report we are developing the Campello Neighborhood Masterplan. This project will focus on the “do it now” components of the Campello Neighborhood Masterplan which include realigning zoning to represent the needs of community members and proposing actions and tools to stimulate the business and entrepreneurial community.
